A builder, not a design practice

EDIL NOZZI S.R.L. is a construction company registered at Via Torre 168, 66010 Torrevecchia Teatina (CH), in the Abruzzo region of Italy. We carry out building work on houses: renovation, structural works, new build, the restoration of stone farmhouses and rural property, and major maintenance.

We work mainly across the provinces of Chieti and Pescara. Distance from a site is not a commercial detail: it decides how much of the day the crew spends travelling rather than building, how suppliers deliver, and how quickly we can be back on site when something is not as expected. That is why we name an area instead of claiming we work anywhere.

The limits of our remit

What we do not do

EDIL NOZZI S.R.L. builds, and only builds. We do not design, we do not act as direzione dei lavori — the site supervision role that represents the client — we do not file planning applications with the comune, we do not issue energy performance certificates, and we do not touch a protected building without the technician who is leading that work.

None of this is a gap in the offer. Italian law hands those roles to separate professionals for a reason, and keeping them separate is what protects you. The direttore dei lavori inspects the work on the client's behalf, which means he inspects us. If we paid him, or if he worked for us, that inspection would be worth nothing.

On a building under vincolo — a heritage or landscape protection order — the same logic applies more strictly. The works are authorised by the Soprintendenza, the state heritage authority, and must be led by the technician who filed the application and who answers for those choices. We build what was authorised, in the way it was authorised.

The contractor and the technician are two separate appointments

EDIL NOZZI S.R.L. is a building contractor: it carries out the works. The design, the direzione dei lavori (site supervision) and the permit filings are a separate professional appointment, held by the client with a technician of the client's choosing and paid directly to that technician. Ing. Ivan Nozzi (VAT 02717680694) practises independently from the same address: the two cooperate often, but they are separate entities with separate VAT numbers. Engaging one places no obligation to engage the other, in either direction. If you already have a technician you trust, that is the normal way we work.

How we work with your technician

EDIL NOZZI S.R.L. works under the direzione dei lavori of whichever technician the client has appointed, whoever that is and however they were found. These are the undertakings we are willing to write into the contract.

How we work, step by step

We build to the drawings and the computo metrico — the itemised bill of quantities with unit rates — that we are given. What is drawn and priced is what we build.
Before starting we compare the design against the building as it actually stands, and we put any discrepancy in writing to you and to the technician rather than solving it quietly on site.
We accept the instructions of the direzione dei lavori and record them, with the date, in the giornale dei lavori — the site day book.
Every variation is measured and approved in writing before it is carried out, not added to the final account once the work is already done.
We hand over the paperwork the technician has to collect: delivery notes, material data sheets and CE markings, installers' declarations of conformity, and photographs of the work that will end up concealed.
We do not change the design on our own initiative, even when we are convinced another solution would be better. We propose it, and the direttore dei lavori decides.

Do you do the design as well?

No. EDIL NOZZI S.R.L. is a building contractor and carries out the works. The design, the site supervision and the filings at the comune are a separate professional appointment that you make with a qualified technician — an ingegnere, architetto or geometra — and pay directly. If you do not have one yet, we can still look at the property and tell you what has to exist before anyone can sensibly talk about figures.

Can you recommend a technician?

We can suggest names, but the choice is yours and the appointment is signed with the professional directly, not with us. It is worth taking time over: the direttore dei lavori inspects our work on your behalf, and the more independent that relationship is, the more the inspection is worth. If you arrive with a technician of your own already appointed, that is the normal way we work.

Will you work with our own architect?

Yes, and that is the usual arrangement for EDIL NOZZI S.R.L.. Your technician supplies the drawings and the computo metrico, we price against those items, and on site we follow his instructions. We do not require a particular designer and we do not apply different terms depending on who signed the drawings. If your technician is abroad or supervising remotely, we agree with him how the checks on site are handled.

What is the contractor liable for?

The contractor is liable for the execution. Italian civil law places two duties on a builder: article 1667 of the codice civile covers difformità e vizi, work that departs from the contract or is defective, within the notice and limitation periods the law sets; article 1669 covers gravi difetti, serious defects affecting the structure or the building's fitness for use, for ten years from completion. These are consequences of the law rather than a guarantee we are offering, and they apply to any contractor. The design is the responsibility of whoever signed it.

What happens if the design turns out to be wrong?

We find out before we build it, and we put it in writing. If an item cannot be built, conflicts with the building as found, or conflicts with sound construction practice, we hold that item and report the problem to the direzione dei lavori and to you. The technician decides, because the design is his responsibility. If a variation follows, it is measured and signed before it is carried out. What we do not do is press on and present the bill at the end.
