What restoring a casale actually involves

Restoring a stone casale — the farmhouse of the Abruzzo countryside — means rebuilding a building rather than refreshing one. In a rural property left empty for years the work reaches the roof, the walls, the floors, the ground slab, the service connections and the ground around the house: what you end up with is a new building inside an old shell, and the cost follows that reality rather than the photographs in the listing.

The purchase price is rarely the largest number in the project. On a genuine ruin the cost of the works normally exceeds what was paid for the property, and the gap widens the more isolated the building is, the longer it has stood open to the weather, and the further it sits from mains services. Anyone who buys after a single visit, or without seeing the property at all, has priced the smaller half of the transaction.

The word casale covers very different things: a farmhouse still fit to live in that needs services and finishes; a sound structure with a failed roof; a roofless ruin reduced to its perimeter walls. The three have almost nothing in common in terms of trades, programme or cost, and they need to be told apart before any conversation about money begins.

Survey

What is usually wrong with a stone farmhouse

An abandoned rural building in Abruzzo throws up nearly the same list of defects every time, and that list is what we work through item by item during the sopralluogo — the site survey — before writing a single number. If you are buying from a distance, this is the checklist to hand to whoever views the property for you.

  • Roof. Timber structure deformed or rotted where it bears on the walls, pantiles laid with no underlay or membrane, no ring beam and no connection of any kind between roof and masonry.
  • Rising damp. Stone walls sit straight on the ground with no damp-proof course and no horizontal barrier, so water climbs by capillary action, washes out the mortar and lifts the plaster from behind.
  • Ground floors. Usually there is no ventilated void, no slab, no insulation and no membrane: the floor sits directly on soil, and the ground floor stays cold and damp whatever heating you install.
  • Foundations. Shallow, barely wider than the wall above, sometimes absent altogether, with the masonry starting straight off the soil or off an irregular shelf of rock.
  • Masonry. Earth mortar or lime mortar long since washed out, stones that do not interlock, rubble-filled cores between two leaves, uneven wall thickness and weakened corners.
  • Openings. Decayed timber lintels, reworked jambs, windows and doors widened over the years with no strengthening, often exactly where the wall is working hardest.
  • Intermediate floors. Beams and joists attacked by woodworm or rotted at the bearings, uneven boarding, no tie between floor and walls.
  • Mains services. Water, drainage and electricity are frequently absent, and the nearest connection point can be a long way from the building.
  • Foul drainage. A cesspit or a non-compliant tank, no public sewer, and the need for a self-contained treatment system sized by the technician and authorised by the comune.
  • Asbestos. Corrugated asbestos-cement sheeting on lean-tos, stables, pigsties and outbuildings is common on rural properties and has to be removed before any other work in the same area.
  • Timber in the outbuildings. Barn floors, doors and secondary structures attacked by insects or fungal decay, often beyond saving despite looking solid.
  • Access. A narrow unmade track, bends or gradients that will not take an articulated lorry, a concrete mixer truck or a mobile crane, and nowhere to turn or unload.
  • Later additions. Extensions and outbuildings put up over the years without permission, to be checked by your technician before any design work starts.

Order of works

The real sequence of a farmhouse restoration

The order of works on a casale is not an organisational preference: it is what stops the same work being paid for twice. Each stage closes off a condition the next stage takes for granted, and swapping two of them around nearly always means demolishing work that has already been done.

  1. Making safe and clearing out

    Propping where the structure is unstable, removing collapsed material and vegetation, taking down the additions the design removes, clearing the building. Until it can be entered safely it cannot be surveyed or measured accurately, and without accurate measurements the computo metrico — the itemised bill of quantities — is guesswork.

  2. The roof

    The roof comes before everything else, with no exceptions. Anything built under a roof that leaks has to be built again: plaster, screeds, timber and cabling degrade in a single wet season. The structure is repaired or replaced, the connections to the walls set out in the structural design are formed, the roof build-up is laid, and the work closes with gutters, flashings and rainwater disposal.

  3. Structural consolidation

    Stitching new stone into failed masonry, deep repointing, grout injection where the assessment calls for it, ring beams and tie rods, strengthening or rebuilding floors, underpinning where it is needed. These works are carried out to a structural design and under the direzione dei lavori of a qualified technician, never at the contractor's discretion.

  4. Excavation, buried services and connections

    Digging happens before the floors go in, not after. A single excavation campaign lays the water supply, the drainage run to the sewer or to the authorised treatment system, ducts for power and telecoms, perimeter land drains and inspection chambers. Reopening a trench after the ground floor is finished is the most avoidable cost on the whole site.

  5. Ventilated void, ground floors and insulation

    After the roof, the ground floor is the second route damp takes into the building. A ventilated void or suspended slab is formed, membrane, insulation and screed are laid, and the services that run in the floor are set out. This is where the finished floor levels are fixed, and those levels then govern stairs, thresholds and every door and window opening.

  6. Openings, lintels and window frames

    New openings, widenings and infills are formed with the lintels and frames set out in the structural design, with propping as required. Sub-frames go in and the reveals are finished: windows and doors are measured to the completed opening, and ordering them before this stage almost always produces units that do not fit.

  7. Services and internal build-out

    Partitions, chases, ducts and service routes, then first fix by the certified installers for each trade, who issue their own declarations of conformity for the work they have done. Plaster and screeds follow. In solid stone masonry service routes cannot be improvised: they are agreed with the designer before the first chase is cut.

  8. Finishes

    Floor and wall finishes, decoration, joinery, sanitaryware, sills and thresholds, and the final glazing. This is the most visible stage and the least structural: if the earlier stages were done in the right order, nothing surfaces here, which is precisely the argument for the order.

  9. External works and handover

    The access track and yard, retaining walls, surface water management, paths and fencing, and the final mains connections. The site closes with a clean-down, the return of the keys and the handover file: declarations of conformity for each installation, product data sheets, and the transport and disposal paperwork for the waste that left the site.

The item nobody mentions

Access and logistics on a rural site

A site in open country costs more than an identical site in a town, and almost all of the difference is logistics. The access track, the distance from the yard and from suppliers, the availability of water and power, and the space to turn a vehicle decide how many hours go into moving things rather than building them. It is the item buyers discover last and should assess first, ideally before the purchase is signed.

The access track is the first physical constraint. If an articulated lorry cannot reach the building, every pallet is transferred to smaller vehicles and every delivery becomes several journeys. A concrete mixer truck needs a turning radius and a surface that will carry it; a concrete pump or a mobile crane needs firm, level standing clear of overhead lines. Many hill tracks in Abruzzo simply will not take loaded vehicles after several days of rain.

Plenty of farmhouses have neither water nor electricity on the day the site opens. That means a tank with scheduled deliveries or a temporary supply, and for power either a generator or a builder's supply requested from the network operator. These belong in the quotation rather than emerging once work has started, and the lead time for a temporary supply belongs in the programme.

Spoil and waste removal is the other half of the problem. Demolition, clearance and excavation generate real volume, and a rural site often has nowhere to stockpile it while it waits for transport. Waste is segregated on site and handed to authorised carriers and licensed facilities: we do not transport waste ourselves, and the transport and disposal records stay with the site file and are given to you at the end.

Winter in the hills governs the programme. Concrete pours, plaster and mortar work stop below certain temperatures, unmade tracks become impassable and the usable working day shortens. Anyone planning a rural restoration gets the roof weathertight before the cold sets in and moves internal trades into the winter months. That is not excessive caution; it is how you avoid paying for the same work twice in spring.

What drives the cost of a farmhouse project

The cost of a restoration does not follow the floor area; it follows a specific list of technical factors. Below are the ones that weigh most, with what actually reduces each of them. There are no figures here: a reliable number only comes out of the site survey and the computo metrico, the itemised bill of quantities measured on the building itself.

None of these turns into a price before the site survey and the bill of quantities. A quotation that gives one lump sum, with no items and no quantities, cannot be checked, and it tells you nothing about what happens if something changes mid-project.

Before you buy

The technical side: checks, design and site supervision

Before a farmhouse is bought, its planning and cadastral position has to be checked by a qualified technician. That check establishes whether the building can be restored at all, under which permissions, at what volume and on what conditions. No contractor can substitute for it, no quotation contains it, and its outcome can change the whole transaction.

The check covers the permits already on file, the match between the building as it stands, the approved drawings and the cadastral plan, any discrepancies, and whether a sanatoria — retrospective regularisation of work carried out without permission — is available. It also covers landscape and environmental constraints, the seismic classification, the agricultural designation of the land, and the limits that designation places on any change of use.

The design, the direzione dei lavori and the permit filings are a separate professional appointment that you make directly with the technician you prefer — a geometra, an architect or an engineer. We do not supply that role and we do not choose it for you. Site supervision exists to hold the contractor to the design in the client's interest, and it loses its point entirely if the two roles are the same firm.

On liability, Italian law makes the contractor answerable for defects and non-conformities in the work (art. 1667 of the Civil Code) and, for ten years, for serious defects affecting the stability of the building or its fitness for use (art. 1669). This is not a commercial offer and not something we grant: it is the regime that applies to anyone carrying out the works, and we state it so you know it is there.

How much does it cost to restore a farmhouse in Abruzzo?

The cost of a restoration cannot be given before the building has been seen. EDIL NOZZI S.R.L. reaches a number only after the site survey and the computo metrico, the itemised bill of quantities measured on site. On a stone farmhouse there are too many variables — roof, walls, mains connections, access, level of finish — for a rate per square metre to mean anything. A quotation with a single lump sum, no items and no quantities, cannot be checked, and we do not produce one.

What should I check before buying a casale?

Before completion, have a qualified technician verify the existing permits, the cadastral and planning conformity, any constraints on the site and the designation of the land. On the building itself, look at the roof, the walls, the floors, asbestos in the outbuildings and the internal level changes. Around it, the access track and the distance to water, drainage and electricity matter most. This is the check that changes the outcome most, and it belongs before signature, not after.

Can the stone be left exposed?

Exposed stone can be kept, but the choice has technical consequences. Externally, repointing is slow hand work and it rules out insulating on the outer face, so the insulation has to go inside, with care over thermal bridges and how the wall handles moisture. Internally, exposed stone reduces the surfaces you can plaster and complicates service routes. It is a decision for the design stage, not for the site.

How long does the work take?

The duration of a restoration belongs in the contract, not on a website. It depends on the condition of the building, the order of works, how long the permit filings take, the season and material lead times. At quotation stage we give an estimated duration by phase; the one that counts is the programme attached to the contract, with progress verified through SAL — stato avanzamento lavori, the certified stage of completion. Who handles the design and the permits?

EDIL NOZZI S.R.L. carries out the works; the design, the direzione dei lavori and the permit filings are a separate appointment you make with a technician of your choosing — a geometra, an architect or an engineer. The separation is deliberate: site supervision exists to hold the contractor to account in the client's interest, and it would be meaningless if both roles sat with the same firm. We work to the design of whichever technician you appoint.

What happens to asbestos and demolition waste?

Asbestos-cement sheeting must be removed by licensed firms, with a work plan filed with the local health authority and disposal at an authorised facility, before any other work in the same area. Other demolition waste — inert material, timber, metals — is segregated on site and handed to authorised carriers and licensed facilities. We do not haul waste ourselves: that part is subcontracted to registered operators, and the paperwork stays with the site file.
